Old West End Studies – Danville, Virginia
Solex Architecture was one of the firms selected to assess properties that were currently owned by the Danville Redevelopment and Housing Authority. This effort was to help a perspective buyer become fully aware of what would be involved to bring these homes back to a desirable single family residence. Each assessment began with a site visit with a structural engineer. Based on information provided by the structural engineer, a conceptual plan was developed to include modern amenities such as laundry rooms and kitchens while keeping with the historic character of the property. A final report was prepared for each property including an analysis of the existing structure, a foreseen scope of work based on the structural analysis and new conceptual plan, current tax assessments, existing and proposed floor plans and elevations, as well as an estimate of improvement costs.
Downtown Housing Study – South Hill, Virginia
The Solex Architecture team was selected to provide the Town of South Hill and the Southside Planning District Commission with a market analysis for downtown housing in South Hill. Three historic buildings were preliminarily identified by the Town as potential locations as the basis for the analysis. Each of the three buildings were field measured to create a diagrammatic layout of the existing size, layout, and current use. Based on the market data gathered by team member S. Patz & Associates and the pro forma, several options were pursued for each location with varying quantities of commercial and residential spaces. The final issued report included all of the feasibility data gathered to show the demand for housing and specifically what type of housing is in demand in that locality. The existing and new floor plans were incorporated into the report along with an estimated cost of renovation for each property.
